Gatineau's 2027-2029 roll reflects the market on July 1, 2025, while the 2024-2026 roll reflected July 1, 2022. The median single-family value moved from $454,600 to $495,800 and the median condo from $306,300 to $320,700. That is a much smaller step than the 71.9% average residential increase of the previous roll, although the two percentages do not measure exactly the same thing.

The two rolls side by side

The 2024-2026 column comes from the Bulletin d'Aylmer (November 7, 2023). The 2027-2029 column comes from the City (dates) and from Le Droit and TVA Gatineau (values and increases), both published October 27, 2026.

    Where the medians line up

The previous roll's medians, $454,600 and $306,300, are the starting points TVA uses for the new roll. A simple calculation from the two medians gives TVA's figures: $454,600 to $495,800 is +9.06%, and $306,300 to $320,700 is +4.70%. Le Droit reports slightly different changes, +8.47% for single-family homes and +4.77% for condos, and neither article explains the gap. The City's own roll is the reference for any figure.

Why 71.9% and 7.79% are not a straight comparison

According to the Bulletin d'Aylmer, 71.9% was the increase for the residential category as a whole on the previous roll. The new 7.79% is the average for single-family homes and condos combined, according to Le Droit and TVA. Le Droit also describes the previous roll's average increase as 72% and says the sharp jump of that cycle is not expected again. Even so, an average is not your number: Le Droit reports that about 40% of properties rose by more than the 2027 average and about 40% by less.

The same rhythm, three years apart

Both rolls follow the same pattern. Values are set about 18 months before a roll takes effect, and a city redoes its roll every three years, according to the Bulletin d'Aylmer. That is why a roll that starts in January 2027 describes July 2025. For the previous roll, council spread the value changes over three years; TVA reports that the City has historically spread the tax change the same way. How a roll relates to your actual bill is covered in the roll and property tax article, and the key dates for the new roll are in the 2027-2029 overview.

A roll value is a tax figure as of a past date, not a sale price; the municipal assessment vs market value guide explains the difference.
