For a buyer or a seller in Gatineau, the new assessment roll is one useful reference point and not a price. Its values describe the market on July 1, 2025 and were set for tax purposes. They are not an appraisal and not an asking price, so they work best next to recent sales of comparable properties.
What the roll can tell you
Look up any address in the City's online roll and you will find its municipal value for 2027-2029, which takes effect on January 1, 2027. The assessment notice sent to owners also lists the number of dwellings and the owner's name, plus the review deadlines. For a buyer, that is a quick way to confirm the basics of a property before an offer. How to look up a property.
What it leaves out
The roll is a snapshot of one date, and it is calculated for the whole city at once. It cannot show what has happened in the market since July 1, 2025, and it cannot capture what makes one home different from its neighbours. That is why the two figures often differ, and why the municipal assessment vs market value guide treats them as separate things. For recent market data, see the Q3 2026 Gatineau market report.
If you are selling
- Check your entry. Find your property in the roll and confirm the number of dwellings and the owner's name.
- Do not price from the roll. A broker's comparative market analysis looks at comparable properties and current conditions, which the roll does not. Request a free home valuation.
- Mind the deadline. If you think the roll value itself is wrong, a review request must be filed before May 1, 2027. Deadline, fees and steps.
If you are buying
- Look up the property. Note its value and the date it reflects.
- Compare with care. An asking price and a roll value rarely match, because they describe different dates and different things.
- Think about carrying costs. Property tax is the roll value multiplied by a rate the City adopts, and the 2027 rate had not been announced as of October 28, 2026. How the roll and your property tax relate. The welcome tax a buyer pays is a separate tax: see the welcome tax guide.
The key dates and figures of the new roll are in the 2027-2029 overview.
