Moving from Ottawa to Gatineau: the 2026 buyer's guide

Updated: · By Thomas Lymburner, bilingual residential real estate broker, RE/MAX Direct

Crossing the river to buy in Gatineau often means paying less for a house than in Ottawa, but several things change: income tax, health coverage, your driver's licence, school and daycare. Thomas Lymburner, bilingual real estate broker with RE/MAX Direct, sums up the official rules to know before you make an offer.

    Prices: Gatineau compared with Ottawa

In the second quarter of 2026, the median single-family price in the Gatineau metropolitan area was $523,500 (QPAREB). In Ottawa, the single-family benchmark price was $725,000 in July 2026, and the composite benchmark price for all property types was $634,000 (Canadian Real Estate Association). The two indicators aren't calculated the same way, but the gap gives an order of magnitude.

Income tax: your province of residence on December 31 is what counts

For income tax, you're considered a resident of the province where you lived on December 31 (Canada Revenue Agency), even if you keep working in Ottawa. Quebec residents file two returns, one federal and one with Revenu Québec, and get a 16.5% abatement on basic federal tax. In 2026, Quebec's income tax rates are 14% up to $54,345, 19% up to $108,680, 24% up to $132,245 and 25.75% above (Revenu Québec). Run the numbers with an accountant before buying: the real impact depends on your income and family.

Health coverage: up to a 3-month wait for RAMQ

Even if you're a Canadian citizen, your coverage with the Régie de l'assurance maladie du Québec (RAMQ) starts after a waiting period of up to three months after you register. RAMQ recommends taking out private insurance within 5 days of arriving in Quebec to be covered during that period. Register as soon as you move.

Driver's licence: 6 months to exchange it

For the first six months after settling in Quebec, you can drive a passenger vehicle with your Ontario licence. After that, you need a Quebec licence from the SAAQ; if your Ontario licence is valid or expired less than three years ago, no proficiency test is required for regular vehicle classes.

English school: the certificate of eligibility

In Quebec, public school is in French by default. A child can attend English public school with a certificate of eligibility, in particular if one parent, a Canadian citizen, did most of their elementary schooling in English in Canada, or if the child did most of their studies in English in another province (their siblings then qualify too). In the Outaouais, you apply through the Western Québec School Board.

Daycare: $9.65 a day in a subsidized spot

In 2026, a subsidized daycare spot in Quebec (CPE or subsidized daycare) costs $9.65 a day. Spots are limited: put your child on the La Place 0-5 waiting list as early as possible.

    Getting to downtown Ottawa

In 2026, an adult monthly pass with the Société de transport de l'Outaouais (STO) costs $116.50 and a single fare $4.75. Hull is the closest sector to downtown Ottawa; Aylmer, the Plateau and the Gatineau sector are farther, and the commute depends a lot on the bridges and the time of day.

Your checklist before making an offer

    1. Run a Quebec–Ontario tax simulation with an accountant.
    2. Get a mortgage pre-approval.
    3. Estimate the welcome tax (and your credit if you're a first-time buyer).
    4. Plan private insurance for the RAMQ waiting period.
    5. Check your children's eligibility for English school, if it matters to you.
    6. Register your children with La Place 0-5.
    7. Choose a notary: in Quebec, the notary handles the deed of sale (see our recommended notaries).
