What is a property assessment roll?
Gatineau filed a new assessment roll for all properties on October 18, 2023. It covers 2024 to 2026. The City uses municipal assessment to share the tax burden.
Real values in the 2024 roll were set according to market conditions on July 1, 2022. Assessment is therefore a snapshot of the market at a past date, not today’s price.
The City says it is preparing the 2027 roll, including collecting economic data for income properties.
How is market value different?
Market value is the price a buyer and seller agree on today. A real estate agent (broker) estimates it through comparable sales. It differs from municipal assessment, which reflects market conditions at the roll’s reference date.
How do you request an assessment review?
Complete the “Demande de révision du rôle d’évaluation foncière” form, pay the non-refundable fee and send your request before May 1 following the roll coming into force, or before the 61st day after a notice of roll modification is sent.
These are the deadlines in the procedure described by the City.
How much does an assessment review cost?
Non-refundable fees depend on assessed value under Règlement 943-2023.
| Assessed value | Non-refundable fee |
|---|---|
| Up to $500,000 | $80 |
| Over $500,000 and up to $2,000,000 | $325 |
| Over $2,000,000 and up to $5,000,000 | $574.5 |
| Over $5,000,000 | $1,149.25 |
