Values are set about 18 months before a roll starts, which is why a roll that begins in January 2027 describes the market of mid-2025. The previous roll followed the same pattern: it began on January 1, 2024 and reflected July 1, 2022.

The figures reported on October 27

Le Droit and TVA Gatineau both put the median single-family value at $495,800 and the median condo value at $320,700. They differ slightly on the percentage change:

    Median single-family value$495,800 (+8.47%)$495,800 (+9.06%)
    Median condo value$320,700 (+4.77%)$320,700 (+4.70%)

The City's own roll is the reference for any figure, and these are citywide numbers. They do not say what happened to one particular home: according to Le Droit, about 40% of properties (more than 32,000 homes) rose by more than the city average and about 40% rose by less. TVA's headline calls the overall increase "moderate". For comparison, residential values rose by an average of 71.9% on the previous roll, according to the Bulletin d'Aylmer in 2023. The side-by-side comparison of the two rolls explains how the figures line up.

    What to do now

    1. Look up your property. The City's online roll accepts an address, a cadastre number or a matricule number. How to look up your assessment.
    2. Read your assessment notice. It is the official document sent to the owner. Check the value, the number of dwellings, the owner's name and the review deadlines.
    3. Note the review deadline. A request must be filed before May 1, 2027. Deadline, fees and steps.
    4. Keep it separate from your tax bill. The notice is not a bill. TVA reports that the tax rate is adopted with the City's budget, in early November. How the roll and your property tax relate.

An assessment is not a sale price

The roll is a municipal value set for tax purposes as of July 1, 2025. It is not an appraisal and not the price a home would sell for today. The municipal assessment vs market value guide explains the difference.
