On Gatineau's 2027-2029 roll, the median condo value rose by about 4.7% while the median single-family value rose by about 9%, according to the press coverage of October 27, 2026. Both outlets agree on the new medians, $320,700 for a condo and $495,800 for a single-family home, and differ by a fraction of a point on the percentages.
Houses and condos side by side
| Measure | Single-family homes | Condos |
|---|---|---|
| Median value on the new roll | $495,800 | $320,700 |
| Change reported by Le Droit | +8.47% | +4.77% |
| Change reported by TVA Gatineau | +9.06% | +4.70% |
| Average value (TVA Gatineau) | $535,542 | $337,319 |
Averaged together, single-family homes and condos rose 7.79%, according to both outlets. Larger buildings are in a category of their own: Le Droit reports that buildings of six units or more are valued at $1.99 million, up 27.6%, and gives no separate median for buildings of two to five units.
The City's explanation
Alexandra Boivin, director of the City's evaluation service, told Le Droit that the variations are mainly driven by housing type. Sectors with fewer condos saw larger increases, and sectors with many condos saw increases generally below average. TVA adds that single-family homes are more concentrated in the east of the city and condos in the west. The result shows up in the sector figures too: Gatineau's 2027 roll by sector lists Aylmer, in the west, at 4.98% and Buckingham, in the east, at 14.26% (TVA).
What it means for your own property
Neither number is yours. According to Le Droit, about 40% of properties rose by more than the city average and about 40% by less, whether they are condos or houses. The medians and averages describe the whole city, and the City's own roll is the reference when outlets differ. To see your own figure, look up your property in the City's online roll; if you disagree with it, the review deadline is before May 1, 2027.
A roll value is a tax figure as of July 1, 2025, not a price. For the difference, see the municipal assessment vs market value guide, and for the dates and figures of the new roll, the 2027-2029 overview.
