For Aylmer, Gatineau's 2027-2029 roll brought an average change of 4.98%, according to TVA Gatineau. That is the lowest of the five sectors TVA lists and well below the 7.79% average for single-family homes and condos across the city. It is a sector average, though, and it does not describe any one property.
What the figures say
| Measure | Figure | Source |
|---|---|---|
| Aylmer sector, 2027-2029 roll | +4.98% average change | TVA Gatineau |
| Hull, for comparison | +7.44% | TVA Gatineau |
| Gatineau (sector), for comparison | +8.68% | TVA Gatineau |
| Aylmer residential, previous roll (2024-2026) | +73.78% | Bulletin d'Aylmer, 2023 |
| All residential, previous roll | +71.9% | Bulletin d'Aylmer, 2023 |
Aylmer's 2027 figure is small next to its last one, but the two are different rolls, with different market dates: July 1, 2025 for the new roll and July 1, 2022 for the previous one. The side-by-side comparison of the two rolls lines up the dates and medians.
Why Aylmer sits at the low end
TVA links the smaller increases in Hull and Aylmer partly to housing types: single-family homes are more concentrated in the east of the city and condos in the west. Le Droit quotes Alexandra Boivin, director of the City's evaluation service, saying the same thing in general terms: sectors with many condos saw increases generally below average, and sectors with fewer condos saw larger ones. Citywide, condos moved less than single-family homes on this roll. For the sector-by-sector picture and why the outlets' lists differ, see Gatineau's 2027 roll by sector.
One more Aylmer detail from Le Droit: the most valuable single-family home on the new roll is in Aylmer, at $12.3 million. It is one property and says nothing about the sector's average.
What an Aylmer owner can do now
- Look up your property. The City's online roll accepts an address, a cadastre number or a matricule number. How to look up your assessment.
- Read your notice. Check the value, the number of dwellings, the owner's name and the review deadlines.
- Know the deadline. A review request must be filed before May 1, 2027. Fees and steps.
A roll value is a tax value as of July 1, 2025, not a sale price. The municipal assessment vs market value guide explains the difference.
