Aylmer housing market, Q3 2026: what sellers should know

In the third quarter of 2026, the Aylmer housing market slowed more than the rest of Gatineau: 201 residential sales, down 27% from the same quarter of 2025, according to the barometer published by the Quebec Professional Association of Real Estate Brokers (QPAREB) using Centris data. Single-family homes still spent an average of 25 days on the market, with a median price of $530,000.

For an owner thinking about selling, these numbers describe a market where buyers have more choice than a year ago, but that still favours sellers for most houses.

Aylmer is the western sector of the City of Gatineau, along the Ottawa River and across from Ottawa's west end. Centris is the listing system used by Quebec brokers, similar to the MLS in Ontario.

What happened in Aylmer in Q3 2026?

Fewer sales and more homes for sale. The sector had 396 active listings, 30% more than a year earlier, and 517 new listings (up 12%). Sales volume fell 29% to $109,902,800.

Aylmer had the largest drop in sales of any sector in the metropolitan area this quarter. By comparison, Hull and the Gatineau sector were each down 4%, and the metropolitan area as a whole was down 12%.

Houses and condos: what are the numbers by category?

The two main property types are not moving at the same pace. A few figures from the quarter:

Aylmer's single-family median remains higher than the metropolitan area's ($480,000, down 3%), and houses there sell faster than the regional average of 34 days. Over 12 months, Aylmer's single-family median is $549,400 (down 2%) and is still 22% higher than five years ago.

For plexes (small multi-unit buildings of 2 to 5 units), QPAREB does not publish a median price for the quarter: with 12 sales, there were not enough transactions to produce a reliable statistic.

Is Aylmer still a seller's market?

For single-family homes, yes, according to QPAREB's indicator. The association considers a market to favour sellers below 8 months of inventory, to be balanced between 8 and 10 months, and to favour buyers above 10 months.

Over the last 12 months, single-family inventory in Aylmer was 3.4 months between $410,000 and $690,000, the price range where most sales happen, and 3.5 months between $690,000 and $820,000. From $820,000 up, it rises to 7.7 months, close to the balanced threshold.

For condos, QPAREB's chart shows inventory rising steadily over the past year and approaching balanced territory. With 45% more active listings, a condo seller faces more direct competition than a house seller.

What these numbers mean, and what they don't

A median price is not your home's value. It is the middle price among sales closed during the quarter, and it shifts with the mix of homes that sold. A 5% drop in the median can reflect a larger share of more modest homes selling, not a 5% drop for every house.

QPAREB statistics only cover transactions made through the Centris system. The association also advises caution when the number of transactions is small, which is the case for plexes and for higher price ranges in Aylmer.

Thinking of selling in Aylmer: what to keep in mind?

When supply rises, preparation matters more. A few practical points:

  • Compare your home with recent sales of similar properties in your neighbourhood, not only with the sector median.
  • Look at the homes currently for sale too: buyers will visit them at the same time as yours.
  • Gather your documents early, including the certificate of location (a surveyor's report similar to an Ontario survey) and the seller's declarations form.
  • If you are selling a condo, expect more competition than a year ago and collect the condo documents in advance.
  • Keep in mind that 25 days is an average for the sector, not a timeline for any given property.
