A credit toward the transfer duty you paid

Revenu Québec's refundable home ownership access tax credit applies from the 2026 tax year onward. It can reimburse part or all of the transfer duty paid on a qualifying first home. The maximum is $5,875, but that amount is not automatically available to every buyer. The estimate depends on the duty paid and the taxable base.

The welcome tax remains a municipal bill. The credit is claimed separately from Revenu Québec; it does not directly reduce the amount Gatineau invoices. When preparing a budget, distinguish the gross transfer duty, estimated credit, and net cost after the credit. An eventual reimbursement is not the same thing as an exemption from paying the municipality.

    Who may qualify?

The credit is intended for a buyer who resides in Quebec at the end of the tax year and acquires a qualifying first home from 2026 onward. The buyer or their spouse must have paid the transfer duty. Selecting the first-time buyer option in a calculator is useful for an estimate, but does not establish tax eligibility.

The first-home definition uses a specific period. Neither the buyer nor their spouse may have owned a dwelling the buyer lived in from the start of the fourth calendar year before the acquisition through the day before it. Looking only at whether you own a property on the purchase date is not enough. The earlier period and the spouse's ownership must also be considered.

    How the credit is calculated

The formula reimburses 100% of the first $5,000 of transfer duty, plus 25% of the next $3,500. The second portion can contribute up to $875, making the total maximum $5,875. Where the duty paid is less than $5,000, the starting credit equals the duty paid, before any applicable reduction.

If several people claim for the same home, their combined credits cannot exceed the amount available to a single claimant. The maximum therefore does not simply multiply by the number of buyers. An estimate also needs to account for the taxable base used to calculate the municipal transfer duty, rather than considering the purchase price alone.

    The phase-out above $750,000

The credit is reduced by 2.35% of the taxable base above $750,000. It reaches zero when the base is $1,000,000 or more. This reduction applies to the taxable base, not to the transfer duty itself or the amount borrowed through a mortgage. Keeping those amounts separate is important when reviewing an estimate.

In Gatineau, the base is the highest of the price paid, the amount stated in the deed, and the municipal assessment multiplied by the comparative factor. The 2026 factor is 1.02. The examples below assume the stated price is also the taxable base. A higher adjusted assessment could change both the duty and the credit calculation.

The rates in effect since February 25, 2026 are 0.5% up to $62,900, 1% up to $315,000, 1.5% up to $500,000, and 3% above that amount. The following results apply those brackets and the credit formula for an eligible first-time buyer. They show why the gross bill and final net cost are different.

Taxable baseGross taxEstimated creditNet after credit
    $300,000$2,685.50$2,685.50$0
    $400,000$4,110.50$4,110.50$0
    $500,000$5,610.50$5,152.63$457.87
    $600,000$8,610.50$5,875$2,735.50
    $750,000$13,110.50$5,875$7,235.50
    $1,000,000$20,610.50$0$20,610.50

At a taxable base of $500,000, the gross welcome tax is $5,610.50. The first $5,000 is fully covered, and 25% of the remaining $610.50 produces a total estimated credit of $5,152.63 after rounding to the cent. The net cost is $457.87. The phrase “up to $5,875” does not mean the maximum applies to this example.

Request an advance payment no later than December 1, 2026

For a 2026 purchase, the advance payment must be requested no later than December 1, 2026. Apply through Mon dossier pour les citoyens, or My Account for individuals. If the conditions are met, this lets you request the credit without waiting to file your 2026 income tax return. The deadline relates to the advance-payment request.

When applying, you must reside in Quebec, have paid the duty yourself or through your spouse, have a taxable base of $1,000,000 or less, estimate a credit of more than $1,000, and agree to direct deposit. The condition on the base does not cancel the phase-out: at a base of $1,000,000, the credit is still zero.

After the deadline, or if the advance-payment conditions are not met, claim the credit on your income tax return. Eligibility for the credit and eligibility for an advance payment are therefore separate questions. Do not assume that every eligible buyer can receive an advance or that every claim follows the same timetable.

Keeping the municipal invoice separate from the credit claim makes it clearer which amount must be paid and which amount may later be recovered, subject to eligibility.
